Ugh! Our property has been on the market a month and we've had 12 viewings and 3 offers.

First offer was stupidly low from a buy to let so was instantly rejected. Fair enough.

Next offer went under negotiation but we were ready to accept his initial offer as it was still reasonable and we need to relocate soon for my new job back in my old county. He was ill for a week with flu and wasn't reachable, although requested a second viewing, never made such a booking then changed his mind. Fair enough.

Next offer, different buyer, put offer in gushing it's exactly what she wants and best she's seen, went under negotiation then buyer has failed to respond to ANY form of communication so offer has been rejected by us and house back on the market.

Why? Is it too much to communicate back what's happening when both potential buyers know our situation?

How can I spot a time waster in future?

Just frustrated really.
