Possible move to Farnham budget £650

We might need to move to Farnham or nearby. We would have £650 to spend. We need at least 3 bedrooms (2dc) but additionally I run a small business from home and currently fill a double bedroom and a box room with stock. So even a standard 4 bed isn’t necessarily big enough.

Can that budget buy us a big 4 bed in an area we would want to live in, in catchment for good primary and secondary schools?

DH would be commuting to London for work.

It has to be Farnham or around as we are looking at specialist provision for DS1 there. It also has to be in Surrey for council funding reasons. DS2 would be in mainstream, so still need school catchments.

Any thoughts on areas to look for/avoid? What do I need to know?

Sorry but Farnham is very desirable and expensive. South Farnham is one of the areas that would fit your criteria but is more than your budget. Also it's a long commute.
Have you thought of Woking or Epsom or Reigate?

Sorry, I just saw your need for specialist provision. Try Ash which is in Surrey too, but very close to Farnham.

Whole reason for the move would be specialist provision for DS1, so has to be near there.

Be careful with schools in Ash though - you’re away from the well-regarded Weydon secondary and in the catchment for Ash Manor, which is not so well thought of. For good reasons ...
