HMO licence

I have just moved into a 2 bedroom house with another couple who i am unrelated to, although the girl is a friend from work. I never signed a tenency agreement i just pay half the rent. She said the landloed knows about me but i cant be sure of this. We share bathroom and kitchen. I am wondering if this counts as an HMO and if so, am i at risk if the landlord doesnt have a HMO licence?. How can i find out if my LL has an HMO Licence?. Thanks.

Generally most councils only require the LL to have a license if the house is a "large HMO"

Some councils require registration for all landlords and HMO licenses for all HMO (which you would be as you are 3 adults from more than one household).

Why don't you check on your own councils website?
