I have a u shaped kitchen the same width as that one. It's a nightmare if more than 1 person is in it.

It's really over priced given what's historically sold on the road and at similar terrace / semis SSTC currently.

I've attached the floor plan for that and the one you've posted and they're pretty similar. Yours has a nicer outlook and the market has moved on since Aug 17 but it's definitely not a £425 k house

All the rooms are long. That would annoy me. It’s ok but seems plain. Doesn’t feel loved but does feel clean and tidy

So how much would you offer, I offered 400 but the seller not lowering any, I guess it's because it's just on the market today. Properties around this area do go fairly quick though.

It's nicely presented but is that a fridge freezer at the end of the kitchen? There's not enough clearance between it and the table, you'd be constantly bashing the door which you couldn't live with. It's not a proper kitchen diner. The garden is also very small. Other than that I like it.

I would say it's worth £385-£400 k

No one that's been blinded by a high valuation and promised the world by an agent is going to accept an offer like that on the first day though!

Also in the catchment for Sele school, which no-one wants.

Sele school not as bad as it’s reputation.
(Not had a child attend it but I do live in Hertford)
