Ensuite or no Ensuite?

Hi everyone!

Just looking for some thoughts. We’ve purchased a 3 bed Victorian cottage with the typical layout of bathroom downstairs. We’re happy to keep the family bathroom upstairs but would like to add a bathroom upstairs and was going to do so by putting an Ensuite in the master. We hope to sell in the next few years so want to add as much value as possible.

Would adding a 3x6 Ensuite (small but doable!) make our 11’10’’ x 11’9 master bedroom too small?

No-one likes going downstairs in the middle of the night, and I really wouldn't be keen on a young child needing to do so. If you want the house to appeal to young families (which sounds the sort of size it is), then a toilet accessible to all upstairs may help more - it would certainly be a deal breaker for us.

We don’t really have the room to do anything else other put an Ensuite in, we could take it out of the middle bedroom but it would almost certainly make it a single. 2 double bedroom and 1 single plus toilet? Would that be any good?

Yes, I think the upstairs toilet is a must even if it creates a single bed.

I think it will make your master bedroom way way too small. Downstairs bathrooms are traditional in some styles of Victorian terrace and don't affect the sale value. A loft extension is possibly the way forward create a master with ensuite there perhaps.
