Aarrgh -Nothing in 3yrs has delurked me until sheer frustration at our buyers! Angry

2 days before exchange and they've pulled out, having delayed an extra month from original completion date.

Not only do I love my house, having spent 2yrs renovating it (pic below) so fierce house pride but their timing is awful given I'm already commuting 3.5hrs each way for my job relocation and we'll now likely lose our house we were ready to exchange on..but we're also now screwed in terms of location search as already submitted son's primary school applications!

Reason being; they felt pressured to buy. Odd that a seller would want their no chain buyer to exchange 6m after offer!!

(Slinks off to bath and wine - Utterly shattered at returning to market)

The reason they've given may not be the true reason. If they have delayed then it's possible they are unsure about the house and location, have funding issues, their circumstances have changed or they have seen something else they prefer. If they were FTBs it's possible they thought they were taking too much on with a 4 bedroom place with outbuildings.

As wow says, its quite unlikely theyve told you the whole truth, so dont try and understand why.

What I would say is the original 5 months to exchange is a long time, buying is so stressful, so many people pressurise you to buy x as its near them or not buy y as its too expensive. Relationships fail, more children come along, finances change, you see something better, cheaper etc etc so the longer the exchange period the more risky the sale. That said, it is a really shitty thing to do that late in the day.

Get it back on the market today, ask agent to call anyone whos asked about it plus all their new buyers who've registered. Has the market gone up in the last 6 months? someone could get a good deal. Best of luck.
