Roofer or damp treatment (or both)? We’ve just spotted these stains and swollen paint patches on DD’s ceiling, along the bit where a dormer window was built into the roof (before we moved in, so I’m not sure how old it is). I’m assuming we’d need a roofer to check for leaks?

Also (as we’re still new to this): if we can find some kind of warranty for the dormer window in our purchase paperwork, can we ask the original builders to fix any issues? Or would we have to get it fixed and claim on our house insurance?

Yes, a roofer. It’s probably the lead flashing if it’s on the join.

If you can find a warranty then contact the original builders. If there’s no warranty then it may be a house insurance job if your policy covers this type of thing but be prepared for them to say it’s wear and tear.

Definitely a roofer. That's one of the many problems we've just had fixed (so many that we said sod it, had the whole lot stripped off and started again).

Well, we found a guarantee from the roofer who fixed up the roof shortly before we moved in, so hopefully it’ll have transferred to us and we can claim on that. Hopefully.
