Already posted in chat, had forgotten this jolly useful topic here 
So, we're needing to rush through a small rear single storey extension (for medical and financial reasons) and provisionally chatted to a couple of local builders. Budget 30k, maybe more.
Have now found a very local architect who's extended some nearby properties and is dropping round for a chat. We're hoping we can afford him for key initial guidance , as project management might be tricky for us on this & we'd like to put as many plans/groundwork/contingencies in first.
For those who trodden this unknown path before us, what information do we need to get together so we don't look like complete virgin plonkers?
He's very busy and we're Pinteresting Planning Procrastinators (ssh!)
What is your hive advice on keeping us grounded and focussed for the meeting/project?
