We have been with our estate agents since 1st November. They recommend our house going on at between £135,000-140,000. We need £130,000 but would prefer £132,000. So had it put on for £135,000. Anyway they've messed us about and been rubbish. Their only suggestion is we alter to "offers above £130,000."
We also saw another estate agent originally who wasn't our first choice but have been soealim to is lots about other ways they would help to sell it eg videp tour open hoise etc. He says it's worth between £130,00-135,000.
Would you move to second estate agent? I want to but I'm feeling v apprehensive (about lots of things including son autism diagnosis just to explain why I'm faffing)

If you've been with them since 1st November, then yes you could change Estate Agents. However, November is probably not the best month of the year to sell as Christmas is looming and most people are concentrating on that rather than going to view properties. Property buying does pick up a lot from now.

You may have better luck selling now we are in the new year and hopefully you will get a good offer. But bear in mind that your property does need to be marketed at a price competitive with other similar properties. The estate agent may tell you that your property is worth around £135,000 but of course that is not necessarily what a buyer will offer.
