Has anyone added a porch?

I won't have the funds to do anything to my house for a few years yet but wondering how much I should think about saving for a brick built pitched roof porch?

It's a typical 2 up 2 down Victorian terrace where the front door goes straight into the front room at the moment so would be great to have a small porch to take boots and coats off.

Has anyone done similar?

If so how much did it cost roughly?

And how would I go about getting one started?

I assume I wouldn't need planning as could do it under permitted development. Does that mean I would just need to choose a competent builder?

Mil had one put l on recently. She’s in a terrace and had it done jointly with next door as their front doors were next to each other. It cost £12k in total inc a small window and front door. Brick built and pitched roof. They tiled the floor themselves. It’s v small but room enough to store shoes and a coats and remove them before entering the house. Also it has made a big difference to the warmth in the house.

Their builder drew up the plans so presumably yes you just find a builder and crack on. Don’t think they needed PP as you say it’s permitted development but a quick call to local planning to check wouldn’t hurt.

Oh and her porch is lovely and I have porch envy!

We’re just about to start the build pitched roof, tiles and brick to match existing 100 yr old house. Ours is classed as an extension by the planners and includes a small WC room.
Getting a builder was difficult, a small job, but with lots of different trades. The quotes were between £25,000 and £35,000 for the complete job!! We’re in the Midlands.

There was someone advertising on Facebook around here recently quoting a similar porch for £7k. It is Greater London (West) bit only had a small glazed window. Too expensive on my opinion to have it done in ours but I hate the cold in our house every time we open the door!!!
