Cost to convert double garage to room?

Does anyone have rough idea of cost to board out double garage and put flooring down please?

We paid 11k last year for a single garage to be converted. Kept the front 1/3 looking like a garage (storage) and converted the back 2/3 with window, electricity, roof and hatch (so we could have storage in the pitched roof).

Has been brilliant - love our study!

I have just been quoted £16k to convert my double garage to 2 guest bedrooms. This is by people are know are OK (local builders).
