Divorce settlement.

I bought it for £145k, we moved in Jan 27th 06... and H is trying to say by 6th June 06 it was worth £170k!!!

Now I don't live in a particularly affluent area of UK.... FALKIRK!

I had it valued by an Estate Agent 3 months after we split and they said £160k.... but couldn't get it in writing as it was under the pretence I was selling it.

So... how do I find out how much the houses in my area had valued in that particular 5 months?

BTW the house is mine... but was the joint marital home by scottish law.... so Ex is entitled to half the equity at date of separation.

THANKS!

You could try one of those websites that let you look up sold prices, maybe there is a similar hosue that sold then or you could ask an estate agent to provide a valuation.

how about you have look at sale prices for the year in your street, houseprices.co.uk type in your postcode. HTH

Thats a bit of a bugger. do you know what it is worth now?

Could you butter up a local estate agent to help you?

ChasingSquirrels · 23/04/2007 23:00

property spy
nethouseprices
will give you recent prices if there have been any. You have to sign up but it is free.

iota · 23/04/2007 23:00

can you do a comparison of similar houses on nethouseprices.com or upmystreet. not sure if they cover Scotland as I know you have a different house selling system

iota · 23/04/2007 23:01

blimey you lot are fast

Carmenere · 23/04/2007 23:02

I don't know how you can get this verified but you will probably need to pay three agents to do written valuations of it. But that would imply that there was almost a 20 per cent increase in value in 6 months and whilst that may happen in the centre of London it has not moved that fast elsewhere. He is really trying it on and he won't get away with it, it is ridiculous.

PeachesMcLean · 23/04/2007 23:02

What Littlemissbossy says.
I was going to mention the House Prices website - it's based on stuff from the land registry.

Sackache · 23/04/2007 23:03

Thanks folks..... tried those sites... only the smaller houses in my street have sold.

I was thinking more along the lines of an indication of the annual % increase? I could pro-rata it surely... for court, if it comes to that.

It's worth much more now. The only time EVER that you'd be wishing your houses value slowed down!

London value increases are MENTAL!

I estimate that houses here last year increased by 10% but I need evidence.

Or do I? dunno!

Carmenere · 23/04/2007 23:05

There are house price indexes that will show you the percentage increase in your area and they will be able to estimate from that, I would estimate that it will have appreciated by less than 10 per cent in that time which at an outside estimate means you may have to give him seven grand.

ChasingSquirrels · 23/04/2007 23:06

does this help? I haven't got xcel on my laptop so cant check exactly what it is

Sackache · 23/04/2007 23:07

Carmenere - that's what I thought..... he's actually asking me for £17k!!!

Thats including a valuation of the 6 year old nissan almera as £12k PSML!
..as well as wanting half my pension etc.

Try here
hth

littlemissbossy · 23/04/2007 23:08

% increase would vary according to the area
In Wetherby, a smallish town nearish to me, prices have apparently gone up 23% in the last year
I would call a couple of estate agents and ask if they have any figures - they may refuse but it's worth a go

iota · 23/04/2007 23:09

ha - you should have given him the car as settlement for the house if he thought that it was worth 12K

Sackache · 23/04/2007 23:10

lol iota I sold the wreck for 800!!! it had 80,000 miles on the clock and would never have passed an MOT!
