Hip to gable, dormer loft conversion costs?

Hi,

We are planning to do a hip to gable loft conversion with rear dormer. House is a standard 1930s semi, with a loft that has already been converted to building regs in 2003ish, but the design is not good, leading to very limited space and a space saver/paddle staircase makes access difficult.

We've been quoted just under £50k for the work (another builder was 75ish for a slightly different design) and are in north essex/south suffolk area. This includes ensuite shower room, firedoors etc to a plastered finish but without decorating or tiling the bathroom.

Does this sound reasonable?

That was roughly the cost of mine (50k) - SW London, 2014. Bathroom fixtures, tiles, tiling, carpet, painting on top of that.

I’d say 59k sounds reasonable, if not on the cheap side for hip to gable and dormer with en suite.

Earlier this year we paid £46k complete for a hip to gable dormer loft conversion on our 30s semi. We had two smallish bedrooms and a shower room put up there. Bathroom and tiling included (but that formed part of the negotiations - original quote was £46k plus extra for bathroom and a few other extras we managed to get thrown in, so probably closer to £50k) We're in Surrey.
