Old double glazing and Indemnity Insurances ?

In need of a bit of advice, if anyone can help? We are selling our house. Our double glazing is well maintained and working just fine, not blown etc. but old (about 17 plus years) it was here when we moved in. Buyers made offer knowing this. Now they are saying that surveyor has told them windows do not meet new regs. They need to open fully to be used as means of escape! They are hinting for me to get the whole lot replaced and that I can't sell house with older windows ?!! They made their offer knowing the age of the windows (I told them). I know that I cant produce FENSA certificate as windows pre-date these being issued. They are talking about indemnity insurance now? I thought indemnity was just to cover building work I'd had done, or lack of planning permission etc. ? Is it appropriate in this case?

My buyers wanted indemnity insurance for the house I sold a couple of months ago (think it was solicitor to be fair). I told them no (I may have been a bit more forceful than that).
They accepted it and carried on with sale.

It is likely the solicitors just being over cautious. To be fair, my solicitor asked for similar on the house I complete on tomorrow!

If you do go ahead with indemnity insurance it is only about £25.

Just to be clear. That was for old double glazed windows too.

You don't need to provide indemnity insurance if the installation was pre-FENSA (2004).

I can’t see how this is true, I live in an old listed building, you couldn’t get through any of the wiindow panels. Regulations tend not to be back dated. It would be a nightmare.

Do you not have a solicitor ? Do they not? This should be handled and immediately quashed by them.

This is a ridiculous request. Instruct your agent to tell them you bought the house with the double glazing and they are welcome to install new double glazing when they own it. Make it clear you will not be wasting any takeaway money on indemnity insurance on this pointless issue.

Trying to get you to instal new windows though, that’s as cf as it gets. I just don’t get why thr solicitor didn’t immediately quash it. Unless there isn’t one.
