Wwyd for 3rd bedroom?

The house has attic partly converted. They have put the staircase in the box room and it looks like a good room. However there are no building regs on it, doubt the floor is re enforced and no insulation.
We need a 3rd room asap for my son. Which is better option financially for the future

  • fully convert the attic room
  • take staircase out of box room and use that as the bedroom, install an attic door and folding stairs using attic as good storage space/study?
Either way it will be a 3 bedroom house! Will the amount i make selling it with the double 3rd room pay back the cost of the attic room? We originally bought it as a 3 bedroom house for 108,000 as they advertised attic as a room

Talk to a builder and get proper quotes for both. We can't really advise you on the precise costs because there are all kinds of imponderables in play, including the housing market! At a guess, I'd say it would be cheaper immediately to remove the staircase and do up the box room (on the principle that destruction is generally cheaper than construction!!) but it may be that doing up the attic to make a larger room and turning the box room into a kind of study or something ends up adding more value to the house, without costing the earth. But I am guessing here - you need actual advice from a trustworthy builder who has had a proper look at the space and the structures you have.

This sounds like the best option if you need it asap. Saw a house like this at the weekend - worked great for kids - better than a double bedroom -- slept downstairs and the upstairs was like a den/study etc.

Also if your house is worth £108 - I the build cost of converting would not pay back.

If the attic room is a good size I would convert it properly. You could probably create more space with a dormer window at the back. The box room area could be an office or extra storage? Obviously it depends on cost but taking a staircase out will probably cost money to relocate the loft ladder etc. Box room won't be big enough later on. People always want 3 decent sized rooms. It is a shame the stairs had to go in the box room as often they can do them back over the stairs.

Numbers for a proper conversion are unlikely to add up for a property in this price bracket. However, taking the staircase out is a very easy option that won’t be too costly. Also, if he’s only little, it’ll be much nicer
