Is it possible to add a 5th bedroom to this... if so where and how?

Loft conversion? Garage conversion? If budget is tight you could always split the master bedroom into 2.

Either divide bedroom 2 in half to make 2 smaller rooms. Or divide up bedroom 1 and lose the walk in wardrobe and/or the en suite. Only downside to the second option is bedroom 2 would then become the master bedroom and wouldn’t have an en suite. Do able either way though I’d say.

Bedroom two could be divided into two if you’re desperate. However, the sq footage isn’t anywhere near big enough for 5 beds so it would probably devalue the house as you’d have a good master + 4 poky bedrooms and a small bathroom.
So it would only make sense if you have 4 teens desperate for own rooms even if tiny.
