Has anyone bought and sold within a year?

I moved three months ago and I am getting itchy feet already. I downsized but I am struggling with lack of space and thinking already of moving again, maybe within the year.

Obviously I won't have made money in a year in this market although I am in a popular area and I know fees and stamp duty etc are expensive but I was paying £1000pm in rent so it's not as mad as it seems.

Has anyone done this and why?

We bought and had an offer on the house within a year, house went on the market 11 months after we bought. Main reason was location. We'd relocated, couldn't find anything exactly where we wanted so bought slightly out of the town - once we lived there we realised it just wasn't right for us.

My MIL did that. She sold her house in the countryside and moved to London to be close to us (10min walk in fact). However, she found it way too busy so sold only 3-4 months later and moved to the coast.

There's new money laundering regs that came in last year to cover houses that have been owned for less than a year. So you might be putting off prospective buyers as they would find it harder to get a mortgage (lots of banks just won't give one in this situation).

I once bought a house and sold it back to the woman I bought it from 10 months later at a profit!

18m due to new job, got a bit of help with moving costs from my new employer which made it all possible.

As a buyer I might be a bit twitchy in case there is some big problem with it.

TBH though in your position I'd give it a year and have a summer there before you decide. There will be a period of adjustment when downsizing, and this time of year the days are shortening which can affect mood.

Interesting about money laundering. I didn't know that.

Yes I am already having a rethink and my plan is to give it another year and a half and see how things are then.

As a potential buyer I'd be nervous about a property coming up for sale again so quickly, might there be a problem with the property or the neighbours?

I haven't heard of those money laundering regs? My parents moved twice last year! The first house they bought my Mum absolutely hated & cried the day they moved in (god knows why they went ahead she had doubts all along but my dad talked her into it, moved to a modern house with the lure of lower bills/easier maintenance moving from a Victorian villa) 6 weeks later it was back on the market & sold straight away. They were honest to prospective buyers that they had lived in a period property for 35 years & that this new modern house just wasn't 'them'. Nobody seemed bothered.

They then bought a run down terraced, renovated it & sold on for a profit. Again no issues

If you're not happy where you are life is too short I guess the only problem is the moving costs!
