Any idea how much this would cost?

We've had an offer on a house and it has this off the kitchen:

Utility / Large Store Room - 6.49m max X 3.49m max Narrowing to 2.01 (21'4" max - Having a wooden door to the front elevation, power and lighting. Towards the rear of the store there is a utility area which has a stainless steel sink and pluming for washing machine and tumble dryer. Window and door opening onto the south facing rear garden.

We are hoping to convert it into a utility, downstairs toilet and playroom. Any idea of how much this would cost?

We'd be taking a loan out a couple of months after moving in all going well so would like to have some idea of how much we'll be repaying each month and then we can add that on to our budget planner.

I'm aware this could be a "how long is a piece of string" type question, but we are rather clueless first time buyers!

It is impossible to say: the room could be well-built meeting reasonable regulations or a plyboard lean-to that needs demolishing and starting from scratch. If it's somewhere in between, you're probably going to need to insulate it and put in proper flooring and wall coverings, bring the central heating in there (or add another means of heating), better windows (if there are any at the moment) and make sure it complies to regs. You may find that you come across unexpected problems such as no damp proof course or asbestos that needs to be removed.

The cost will also depend on the quality of the finish that you want and the area of the country that you live in. Get some builders in and they will be able to give an estimate/quote.

Thank you legs. Luckily in quite a cheap area of the country because that is quite a list! If we get in there then getting quotes will definitely be priority
