Should we replace this

Moving out from a rented apartment after 6 years, well looked after property, paid rent on time. Property comes with its own appliances, couple of years ago the washing machine handle broke ( works perfectly otherwise) and couple of cracks on freezer trays. Landlord is fussy , I'm worried he will hold on to our deposit for above reasons. Can he do that? Previous tenants are our friends, they had to fight for their deposit. What can I do?

Look online for a replacement handle. . Won't be much. .
I wouldn't but if you are concerned about deposit!!

did you report this wear and tear at the time?

Why did you not report the broken handle? That is something which the landlord should have fixed at the time.

Thank you for the replies. We did report, but he wasn't bothered, he always needs nagging to get something fixed. I just wanted to know do these things comes under wear n tear? Also we have spent nearly £100 to get the flat/oven cleaned professionally. Don't want to spend anymore.

Yes a washing machine handle breaking once during a period of 6 years absolutely should come under wear and tear! However, I would issue a note of caution on the bill of £100 for cleaning which sounds on the low side for me for an end of tenancy clean. I am a landlord and when we have done beginning of tenancy cleans they have cost more than this, especially given that a single oven clean costs about £50 around here. How well has he flat been cleaned for that money? How clean was it when you moved in?

The flat was ok when we moved in, not sparkly clean, oven wasn't done, etc. But since we v looked after the property well, landlord is very pleased with us.

Oven cleaning was free of charge as it was done by my BIL, ( he usually charges £60) rest of the flat was our usual cleaner. She is a godsend

The deposit is £1500 and we are moving far, we have already asked him the money as we are moving out this Friday. But no reply from him.

Well if you are leaving it in a better condition than you arrived then you should be fine. Presumably there is an inventory listing the condition when you arrived? And your deposit has been held in a deposit protection scheme? I wouldn't expect the landlord to automatically return the deposit without an end-of-tenancy check. Have you asked to arrange one of those?

Broken stuff isn’t wear and tear.

Wear and tear is things that happen over time when you live in the property, for example the carpet wearing out.

In terms of cleaning, it needs to be deep clean and not a weekly clean and things such as keeping the oven clean are your responsibility.

Keep hassling landlord for your deposit otherwise Friday will be here and you will be waiting for deposit to arrive

If you have been there 6 years and it's the original washing machine you have done well.

I don't want to spend my energy arguing with our fussy landlord, as we bought a new home and moving really would like a peaceful mind. Thank you all

The landlord will inspect the property at the end of the tenancy and do an inventory and the deposit is released after that. I wouldn't expect a deposit to be released before you leave.
