Loft conversion on downstairs renovation?

We have 2 projects planned over the next 5 years. Keen to get on and do the downstairs including kitchen extension and replastering, flooring throughout. But as we are also planning a loft conversion when funds allow again, I'm thinking it would be much more sensible to do this first. Worried it will cause cracks in newly plastered walls and ruin flooring with builders going up and down stairs. But that means I have to wait much longer for my new kitchen!! Are loft conversions as disruptive as I fear? Or can I safely start downstairs ?

They shouldn’t need much access inside - can do a lot of work from the roof before they ‘break through’. Recommend a tin hat to help with build time and portaloo to minimise disruption in the house.

Obviously there would be plastering and the new staircase by that shouldn’t muck up your new flooring and stuff really.

Once they need inside access I’d expect all floors to be protected but there is always a risk a nice wood floor will get damaged.

I did a lift conversion and though they said it'd be minimal on rest of house I had to get new carpet and floors from front door up to new attic plus repaint the same area - they were up and down and they trashed the main communal areas, plus caused a big crack in bedroom ceiling that had to be replastered and painted plus knackered a cupboard in the bathroom as the radiator in attic flooded below when fitted. Plus you'll need new alarms in all rooms so there's some mess with that (but not much). If it was me I'd do attic first then kitchen, then redecorate whole house! Sorry

Thanks. I think it's cracks in plasterwork that would upset me the most!

When you do the extension and they put new steels in, you could get cracks around the house.

In our case, when we went into the loft in the last house, the route between the front door and the loft didn’t get damaged and didn’t need re-doing.

I know I'll get cracks, just don't want them in newly plastered walls! Did you get any after your loft conversion JoJoSM2?
