How much for shell extension in the South East?

Hello
We would like to get a single storey extension at the rear of our property
Around 3m x 8m. We are looking at doing this and paying for it as we go along rather borrow so at the moment will just have the shell built and sit on it until we can afford to knock it through and add the kitchen etc. Has anyone else done this? And any idea of how much it would cost to just have the shell built, Windows, electricity, gas and plumbing. No kitchen, woodwork, plaster etc.

We were looking to have a shell of an extension of the same size built and were told there wouldn't be much change from 40k. The builder who said it we have used on other jobs and his pricing is quite competitive (outer London).

Really? I thought £30k. Might have to continue to save!

A rough idea would be £1500 per sqm

30k isn't far off what our builder said. Perhaps it's doable if you shop around.
