Px offer subject to RICS report..

What does the survey include? I’ve heard some surveyors are pretty harsh, we’ve been given a very good px offer I’d hate to have it rescinded due to rics.

Our house is a 70s build no damp roof or timber issues, really just the bathroom needs a new vanity unit but that’s it.

Is there anything I should be aware of?

Have gas/electrics got current testing certificates?
Any slipped tiles on roof
Uneven paving
Boundary not clearly defined with fences/walls/hedges
Insulation in roof should be 300mm
Holes in roofing felt.
Gutters blocked or needing repair
Windows- misting between panes, don't open/close properly.
Wet rot to timber windows, doors and fascias
Fireplaces been blocked but not ventilated.
Dpc should be 15cms above ground level.
Cracks to walls or rendering.
Air bricks blocked
Drains blocked
No building ref approval where applicable
