EPC on a Private Sale

Hi,
We are lucky and live in one of those places where a good number of the houses get bought and sold without ever gong 'on the market' The indications are that this could happen to us. One of the things I knew I needed to go with an agent was an EPC. If we're outside that system, do I still need one? If so I 'll kick someone off now, if not that's another £100 saved!

I'm pretty sure we don't have one as we've been here since before the system was introduced, but at least it seems cheaper than I had in my mind
