Buying Buy To Let

Hi people i am new on here and this is my first thread so not sure if doing it in the right section.

I am in the processes of purchasing a house as a Buy To Let i have received the mortgage offer so has my solicitor. I got a call today from the solicitor to come in to the office to discuss and sign contracts but the Local search has not been done yet even though i asked for it to be put in on Monday 23 Sept. The secretary says when i questioned that when the Local Search is done later on we will email it to you.

My question is that should i go in and sign draft contract or insist on waiting for the Local Search to be done and come back so the solicitor has them there when i attend?

Normally, before contracts are exchanged (that's the binding bit), you need to confirm with the solicitor to go ahead. In the past, we always signed contracts ages before exchange so there would have always been a window for searches to come back.

However, I don't know the cost implications if you were to pull out after the searches and the solicitor has already done more other stuff for you. Also not sure that I'd trust them very much if they're asking you to sign documents before you've even received some basic info such as local searches.

Personally I'd not be signing anything without searches coming back. You are not at the beck and call of your solicitor - they are working FOR you (or should be). Tell them it's not convenient (and wait for searches)
