Extension cost

Hi I wanted to know how much it would cost to do an extension nowadays - gone are the days where you spend £25k, people seem to be spending between £50k to £150k on extensions from these property programmes.

I wanted to do a double story so adding a bedroom and ensuite upstairs. Downstairs will be existing floor plan but turning the garage into a lounge and use some of for the kitchen.

I needed to know how much I need to save.

It will partly depend on whether you need to demolish garage and rebuild footings to ensure they can support two floors, but the general rule of thumb is around 2k per sq m for a two storey (depending on finish) I believe.

We're doing similar although adding another bathroom and some internal remodelling downstairs and we've been quoted £280k! Start saving.

We had a one story extension done two years ago. All in cost was £60k

That was for an extension of the size allowed before you need planning permission, so about 2.5m deep I think.

Includes:
build downstairs
creation of a utility in back of garage with false wall
removal of 1st floor kitchen and that being turned into a study/snug inc decoration, flooring, accessories, TV, etc.
kitchen from Howdens (white gloss, handleless, solid oak worktop) plus a cheaper Howdens unit and worktops in the utility
flooring and painting all downstairs
all appliances (all range oven and extract, dishwasher, Smeg fridge, washer, dryer, freezer, wine fridge)
lots of new kitchen things from John Lewis and Pondsford inc sideboard, table, chairs, stools, Joseph Joseph bin and accessories, new decorative stuff, curtains and curtain poles, etc.

Literally the whole lot, and we didn't skimp anywhere - I don't think that was too bad.
