help me fit my cloakroom

I have just moved to a house with only downstairs bathroom. I attached layout of first floor.

I was always against downstairs bathrooms but there was nothing else in our budget. It is fine for now as master is ensuite (in red on the plan) however in the long term I would like to have either a cloakroom or a bathroom on the first floor. I plan to stay no longer than 5 yrs in this house so want to make sure whatever I do will increase the value.

An obvious choice would be to convert smallest room into a nice family bathroom. However I would not like to sacrifice a bedroom as I live in London and number of bedrooms matter. So I started thinking whether there is a smart way of either moving existing cloakroom to make it accessible from a hallway or just creating a brand new cloakroom somewhere else but accessible from the hallway. I would need to fit only basin and toilet.

I would appreciate your help so I can do it in smartest possible way:)

The three most common solutions I have seen are:

Nick a bit of bedroom 3 for a toilet. Cheapest and easiest solution.
Nick more of bedroom 3 for a small shower room.
Nick a bit of bedroom 1 and 2 to create a long but thin shower room. Harder but a much better result.
