2 storey side extension - approx cost

We are in the early stages of planning a side extension but we're really struggling to get builders to quote based on rough drawings (all seem to want detailed technical drawings first). We are hoping to do a side extension comprising a garage (storage only) and small utility room on the ground floor, with a bedroom and extended bathroom on the second floor. Has anyone done anything similar and if so could you let me know your budget. We are in the North West if it helps.

In Leeds. We had a classic two storey and, although it's not finished and has been an epic nightmare, it probably should have cost about 65000. Foolish,y, we ignored that quote from a nice builder and went for one 15k cheaper. We have now spent the 65k, its not finished and we are the wrong side of a court case. Don't skimp... get a set of proper drawings, since you'll need them for planning anyway, and get a quote, not an estimate, detailed to the last plug socket. Good luck - and yours might be a bit cheaper as ours is a dining room not a garage but there's only really a bit of plasterboarding in it!

We where quoted around 100k finished with a utility and garage down stairs and bedroom with ensuite upstairs.

Thanks for the replies. I hope it doesn't cost £100K. I was hoping more around £75K. We are going to get proper drawings done but just wanted to know whether our budget was realistic before investing any more money. How big were your extensions? I guess we are looking at something like 3 m width and 4-5 m length.

I agree with mrswooster, get some proper drawings. If you know what you want use a plan drawer, not an architect, this will save money. This will give builders something to work from. Agreed get a detailed quote. Our extension was done on a fixed budget, so we knew exactly what we were paying, and this came with a detailed quote for every item, but we are lucky and have an excellent and trustworthy builder. It's difficult to know the cost without the size, but once you have got some plans allow 2.5k per square metre (don't forget to include the second storey) for the finished job.
Also never pay any money upfront. Reputable builders run their businesses properly, and have sufficient funds to start work and then bill you in arrears in agreed stages.

Also in NW. I think it depends on size. I think realistically it will be between between £2-2.5k per square metre (include both floors) including VAT to a plaster board finish. Fittings etc on top of that. It may be slightly cheaper if the garage part only needs a basic finish.

My friend used the same builder as me for a similar extension, think it cost c. £40k for the. Builders costs (up to &a including plastering).
If you are nr Manchester pm me if you want a recommendation for the builder, he was so lovely, and on time with both mine and my friends' extension.
