Don't know what to do (house move)

So I'll outline the basics so it makes sense.

Moved 8 months ago (not through choice)
Took a bigger house than I need (as my dd was living with me but moved in with her bf last minute)
The house works well for me..ticks all my boxes so I'm happy where I am.

My friend is looking to move and rent her house out..it's smaller than what I have but would save me just over £100 a month..my job is erratic so I'm looking to cut costs.

She has the added bonus of accepting my cats, storing my stuff I'd like to keep but can't fit in and the house would work as well.

I have one worry and that's that it's a friend and I don't think friends and work things work?? Opinions or anything I haven't thought of?

How long is she renting it out for? Could you keep all paperwork strictly professional?

I don't think either of us know tbh, she's older than me by quite a bit and I fear a year may pass quickly and she may sell..she doesn't know. Then again there's no guarantee where I am now..rented is so unreliable. As for doing it 'properly' it probably would just be a mutual agreement.

Don't enter into a rental arrangement with your friend without a proper written tenancy agreement and all the correct legal things in place. Without it you would have a deemed tenancy anyway and, frankly, it's a quick route to a falling out.
