What's our reason for moving

We are just about to put our house on the market as we want more space. If we get asked why we are moving what do we say? Am worried that if we say we want more space and another bedroom it'll just highlight the fact this house doesn't. It'll be marketed as a 4 bed but the 4th bed is in the old stables separate to the house and we want 4 beds in the same house and extra reception room for the teenager.

Wanting more space is a valid reason for any sized house though. You could have a 5 bed, 3 Reception sized hose, and fancy an 8 bed / 4 Reception room house once you were able to afford that.
We move from our 3 bed because we wanted more space and a different catchment for secondary school and that was perfectly valid for the stage of life we were in, whereas buying our lovely end terrace 3 bed was right for the stage of life for people looking at that. It isn't too small for people looking in that price range.
Same as my 2 bed maisonette wasn't too small for those buyer when I sold that to move to my lovely little 3 bed. It is how a property ladder works.

You are overthinking it.

or even house, not hose. I wouldn't want to live in a hose.

I think that is fine too, we are moving because we want less space!

We are 50, have one child, I want three rather than five beds, three rather than five rooms downstairs, less garden, less cleaning, cheaper bills/maintenance costs.

Different life stages is it.
