Rough cost per sq/m for side return extension

Does anyone know a rough price for this per sq/m. We're in London.

I'd say £2-2.5k but it depends what kind of interior you want, e.g kitchen included, budget/mid/high end? Do you want bi-folds/sliding doors etc?

I doubt you'd get much below £2k - prices of London builders are ££ at the moment! Friends of mine have paid £3k and I've heard stories of more.

We're project managing our own extension at the moment (hiring the trades separately, purchasing the kitchen and interior ourselves). I think it's going to cost us around £100k, whereas I'm sure we'd hit £200k+ if we used a London builder/project manager.

We're looking at £200k for a garage, utility, downstairs loo and master bedroom with ensuite above. It makes me want to cry!! And we're not anywhere near to London!

Ouch Tea! It makes me want to cry too. We bought this house thinking the extension would cost around £50k (naive idiots!). We've had to learn a lot very quickly!

These are crazy prices! Just trying to work out whether it's worth the maths to do the side return and stay in our current property for a few years longer or move. Even in london with the crazy housing prices it seems to make more sense to move. The estate agent who valued our house said price per sq/m was roughly worth £900. So on maths alone it definitely doesn't make sense!

I work in housing . Id say at least £ 1795 psqm in my area ( southern eng) so yes expect 2k more if there is plumbing drainage
