Help: odd flat layout

We have viewed a flat that we really like (wooden floors, nice & airy, has a big garden) but the layout is odd so we are reluctant. I would really welcome some creative ideas for how we might use the space before we give up though.

The problem is that many of the rooms lead into each other & we don't want to have to walk through bedrooms to get to other bedrooms/bathrooms. We have two DDs (7 and 10) who could possibly share a room & then maybe have a playroom. We also need a room for DH & I and one for guests. Any guests will probably stay for a week or two so we want a proper room for them, not just a sofa bed in the living room sort of arrangement. There's no room to eat in the kitchen so we also need a dining room.

Anyway, I've attached a rough floor plan. The long, thin room is not quite as long & thin as it looks. The kitchen is between the toilet & bathroom. The triangle is a fireplace and that room has sliding doors into the room next to it. The white boxes are the two balconies.

Sorry, this is long but suggestions welcome!

Sorry, no, we didn't measure it at the time & the agents don't have a floor plan.

Perhaps you could write the location of the kitchen and bathrooms on for us? I love this kind of challenge but that plan is pretty basic!

The toilet & the bathroom are marked, then the kitchen is between them - I'll try to mark it on the diagram & attach it again. Sorry, it is not a great plan!

Is there a door from the hall into the room behind? If so that could be a day room/playroom/ family room with the kids sharing the small bedroom behind the bathroom just for sleeping. You and dh could be in the small room (in front of the living room with the fireplace) with the back half of that big double room ( through the slidiging doors) as the spare room as it can be shut off and, with a good sofa bed, made into a bedroom. The hall could have room for a dining table with the removal of the kitchen door making almost a kitchen diner? If not then the playroom, day room could house the table? Hard to say, without a bit more info..!
