Extension costs - Bromley area

We're hoping to extend our 1930s house - kitchen and back reception and currently have a budget of £70k. Is this realistic for both?

We're also hoping to change the garage into a spare room, at some point, does anyone have any advice on the cost of doing this as well?

We've recently finished our extension in Bromley area. Really depends on your finish like if you're having underfloor heating etc. Rough rule of thumb is £2000/square metre for a standard finish £2500 for a huff end finish. This is what our architects told us and that's basically what we ended up paying.
