Ideas for a double story side extention

Hi
I am thinking about the potential of a double side extention

We currently have a small three bed house, but have space on the side to go out for extra space downstairs and upstairs.

But I am looking for layout inspiration!

Downstairs currently the front room at the front! And a kitchen diner at the back.

My wish list includes utility area, coat shoe storage, downstairs wetroom and a study!

Do I want too much? Please can you share your ideas with me?

I will try and do / find a layout diagram for our existing set up

We're doing a double storey side extension at the moment. Upstairs is a 4th bedroom which has en suite and walk in wardrobe. The front of downstairs is a utility/coat/boot room with an external side door (so the muck doesn't come all the way through), there's a loo off the utility and the kitchen. The kitchen is at the back of the extension and has been knocked through into the old house to make a big kitchen/living/dining room. An internal wall has come down too

Agree need a floor plan. Will it be a narrow space? Difficult for bedrooms, so you may be better knocking through to existing ones. I'd consider adding a garage too if you don't have one.

I'll watch this with interest as we have the same type of house and I've wondered whether a side extension would be worth it. There's probably about 2 foot of space to the side.

Are your stairs to the left as you walk in? Will you move the stairs? It might be worth getting a technical drawer in to give ideas. Cheaper than an architect at this stage. That's what we may do as a next step.

Sorry - I got sidetracked.

We currently have a side single extention but that's only half the house.

We also have a garage.

We would knock down the existing small side extention.

Build up to the garage and re build the garage.

We would then still have space at the side for direct access to the garden.

I thought about using some space at the end of the garage to put in a wet room and washing machine area.

I will do a drawing and get back to you.

This is a house for sale around the corner!
Ours is the opposite way but it's got the sizes.

At a guess (as dh gets nervous when he sees me with the tape measure ) we have about 4m (or justnover to go out to the garage).

I'd keep the garage.

For those of you thinking about double storey extensions where you'd only be adding a few feet, I'd be curious to hear what you're expecting to pay. We have a dressing room and shower room ensuit over the garage. We'd like to make the ensuit more spacious and add a utility room in the garage. We will get someone in for a quote but I presume this will be outrageous.

No the garage isn't attached.

The end of the garage is in line with the back of the house, but the front is not in line and is about 1 metre set back.
