Tenants complaining about AirBNB in building

Hello, I'm not sure I am posting this in the right place, but I am hoping for some quick advice as my tenants have just made a complaint which I'd like to discuss at our building management company AGM on Monday. So I'm looking to see if anyone else has had a similar experience.

I own a flat in a converted building containing 5 flats which are all rented out. This year one of the other landlords has started renting his flat via AirBNB. My tenants are unhappy as there have been incidents of unsociable behaviour (police being called etc). But also it changes the nature of the building with unvetted people coming and going and having access to communal areas.

I wondered if anyone else has experience of this and whether there is anyway of dealing with it as a management company. My tenants were very settled in their home, so obviously this is upsetting for them. I am however assuming, that as long as the landlord is not in breach of his mortgage, the rest of us can't dictate how he rents out his property. Am I correct?

It'll be worth reading your lease from the freeholder - it may say something about subletting (which is what you are all doing either with an assured shorthold tennacy or something like Airbnb)

Yup - the flat above us (small, private block) was being let out on airbnb. For all the reasons your tenants have complained - we complained. LL was in breach of his leasehold and after actio nwas taken by the freeholder the airbnb letting ended. Most of the flats had a share of freehold and there was a high % of owner occupiers and involved LL for thre flats rented out, so this was put an end to swiftly.

No one wants a full time airbnb flat in their block.

Also whilst this was being resolved via freeholder we and other residents went up and gave every new set of airbnb guests a (polite) but not very friendly spiel about how this flat as in breach of leasehold conditions etc etc. We were super hot on all noise from parties getting them shut down ASAP, ringing the buzzer nice and early to complain about any noise etc .

This basically trashed his airbnb rating because all the guests were like "the neighbors came straight round on check in and complained we weren't allowed to be here.

It's becoming a massive problem in London.....in one of the blocks where we have a flat our tenants in a big block got a few other tenants together and wrote to greedy Air BNB landlords of other flats and kept the pressure up. We wrote letters too in their support. It's stopped now as the greedy landlords didn't want the aggro. Got mgt company involved.

Sorry. I used the term greedy and on reflection that was unfair. What I meant to say was the Air BnB landlords as opposed to the usual AST landlords.
