House viewing tips

We are viewing our dream house tomorrow & we know that there are a string of viewings already lined up...so do any of you have any tips about what we should ask/how we should present?

I know that the seller will be looking for the best buyer for them however I want to make a good & lasting impression. TIA Smile

Will you actually be meeting the vendors though or just ea? I'd focus on having a mortgage offer/deposit/no chain/cash buyer etc

Meeting the vendor, unfortunately we're not ready to go/cash buyers although I understand the seller hasn't found another property yet.

Also I wouldn't necessarily believe 'a string of viewings lined up' unless you know this for a fact. Estate agents often say things like that to try and create a sense of urgency for you

Be honest about your situation. If you're not ready to go explain why eg waiting for an offer in principle from the bank, first house you've viewed so have others lined to see before making a decision etc.

Ask them if they have a date/month they want to sell by. If they have had offers. Depending on why you're not ready to go can you make an agreement that they will hold the property. If it's the price i.e. You'll need to save a larger deposit are they willing to negotiate the sale price to enable you to buy and have a quick sale.

If you are not in a position to buy for a while I'd avoid viewing as the chances are by the time you are able to purchase a home this one may be sold and that would be disappointing/other homes may not match up.
