permitted development query

Am thinking of getting a double height extension on the back of our detached property which should fall in permitted development as we are just going out 3 metres.

However, our neighbour has extended their kitchen meaning they are now less than 2 metres away from us. Does this put our extension out of permitted development for 2 levels?

You can do 2 storey extensions under permitted development but if your neighbour is now within the specified distance it won't be PD

The question of your neighbours extension isn't as important as the vicinity of your extension to your boundary: PD says that extensions within 2m of your boundary must not have eaves higher than 3m. Which means unless you're all the shortest people in the world you would need planning permission.

It's designed to allow you to build a standard height single story extension easily (2.5m high ceilings with either a flat or pitched roof).

double storey extensions are possible under PD but you need to have LOADS of space around you (I.e.: at least 2m on either side). If you're in a standard terraced or semi, your property is between 5 and 8m wide, which means leaving 2m on either side would make your double storey extension 1 to 4m wide. So kinda pointless unless you want that 1920s style t-shaped rear ejection which usually contained the kitchen and 1 bedroom above.

You should probably get planning permission for a two storey extension unless you have loads of space.
