Which first, the mortgage valuation or building survey?

When buying a house, do people generally have the mortgage valuation or the building survey first?
Our lender is only doing a basic valuation and we want the full survey.

I'd have the valuation survey first; if you need a mortgage you can't proceed without that.

If it doesn't give the result you need there's no point in having the full survey.

Wait for valuation first. Had a case last year where house was down valued by 12% and vendor was not flexible at all. Luckily valuation was free but I would be out of pocket if I paid for both surveys just to find out I need to walk away.

Also if you are in chain dont arrange anything until it is complete otherwise your mortgage offer may expire before everyone in the chain is ready to proceed.
