How long for conveyancing??

Hi all just after advice. My sale fell through a couple of weeks ago, all conveyancing complete on the house I want to buy (empty) . I have accepted an offer from people who've sold to ftb, their buyers have already had the survey done. My solicitor has my legal pack inc land registry documentation and will mark the file as urgent. What is the quickest we could get to completion (council take 15 days for searches which will not raise any issues as I only bought the house 3 years ago with no issues over searches).

I will email answer to queries the same day. I'm hoping to get this done in 6 weeks but not sure it's realistic?

6 weeks is doable although you have a chain so it no matter how quickly you get things done the ftb at the bottom of the chain mat be slow and you could end up waiting for them.

You already have the right frame of mind in wanting to reply to everything the same day etc.
Could the new purchaser not purchase the search from your previous buyer, as long as it is not more than six months old, this shouldn't be a problem.

I would also keep the chain well informed, don't rely on the estate agent to do this, it depends how proactive they are. Keep your vendor in the loop so they are aware of what is going on.

Thanks frampton my previous buyers were arses so I doubt that they would sell searches. I know the ftb have had the survey done so I presume searches ordered. My estate agent is selling mine and the one I'm buying and is very feisty proactive so I have faith in them. I'll keep ringing each week I think and annoy them until I'm getting somewhere!

Too bloody long! Chain free this time. All enquiries and searches have been with our solicitor for a week. "The file is with her for review".. we can't give notice till we've exchanged. It's horribly frustrating

Buckingham I complete understand! I've been sold since January but my fucking time waster buyers pulled out. We were ready to complete, I could cry as the house I'm buying in a complete wreck. I've got to move in with my parents and the dc for a few months who live miles from school. It's a fecking nightmare and I'll never move again!!!
