Homebuyers report - central heating & roof!

Hi there, hoping for some advice following our homebuyers survey!

The report states:

1. Outside the property: the fascias, soffitts, and bargeboards to the property are timber, the external timbers are rotten and badly weathered. repair is needed.

2. Inside: heating. The central heating contains some micro bore pipes. these have a tendency to be more prone to blockages from scale build up as well as suffering from physical damage. there are a number of older radiators in the property and these tend to corrode internally and start to leak. The system is dated and is approaching the end of its useful life.

The other 3's are all to do with the fact that there was no certificates available for electricity gas and heating.

We were expecting to have to replace the boiler, but having pipework and radiators replaced will obviously add a significant amount. Any ideas on the cost of this (ballpark) and also the timber fascias/soffits issue? Also, there's no gas supply so we're unable to check the heating/radiators/hot water!

It's a 4 bed detached house, which is 20 years old, but had no work done to it in the last 20 years.

No2) the key word here is 'tendency'- not necessarily something to worry about!

You need to ask the sellers to allow you to obtain quotes for the works

They should provide certificates for the rest

When you get quotes - then decide if you need to reduce the purchase price - ultimately they will have the same issue with anyone who wants to buy - so you are in a better position

gutters soffits facias. i had quotes for 4 bed detached for the 3700 mark.prob around 2.5 to 3 would be right for a smaller house.
micro bore pipes are a pain. friend bought a house with this. cost 2k to get them replaced

We had microbore in our last house and lived there for 10 years without a problem and we have microbore here and haven't had a problem yet - 18 months.

Guttering soffits and facials aren't expensive in the grand scheme of things.

How is there no gas supply? Has it been capped?

We have microbore, it is a bit of a pain at times and the system is not as efficient as it could be, but live with it happily. No point in powerflush, use chemicals. Main thing was to replace the boiler, and some radiators which is not a huge job.

Where is the gas?

Hi all thanks for the responses. We've decided to get someone in to quote for new boiler and replacing the pipes and take it from there. If that is a reasonable amount we'll get the soffits etc looked at as well, otherwise we'll wait a while for that job.

The gas supply has been turned off because the property has been empty for 18 months-ish. We're not sure if it was turned off by the beneficiaries manually, or whether British Gas for example came and turned it off. It's located outside so next time we go, we'll see if it has a seal on it and if not, we'll be able to turn it back on to test it right?

Get a quote for the soffits - so you know what your getting into and negotiate with the sellers
