Where would you put an office in this ground floor plan? We need to reclaim our 4th bedroom, but both work from home 2 days a week. We would need it to be a separate room really, but willing to build a stud wall. Can't have a garden office due to covenant. Very reluctant to convert the store/garage as we keep bikes and a million other things in here. Can anyone see anywhere we could section off study?

If it were mine, I would probably have it in the dining room area, but I can't see anywhere you could section off. I presume the conservatory will be too hot or too cold depending on the season? Could you use a screen of some sort?

Can't see anywhere other than under the stairs, is that possible?

but you'd need to find an alternative route to the kitchen so if you could put up with travelling through the living room to access the kitchen it might work

We have a built in desk under the stairs. Stuff that would normally live in a understair cupboard (vacuum, mop bucket) goes in a cupboard in our porch - but could go in the kitchen.

Could you have a loft extension?

Does your covenant prevent sheds?

If not, then build a shed to house the stuff in the garage and then convert the garage?

Or could you reduce the garage by half, so that it's not car sized but just big enough to store bikes in (upright on a bike rack if needed). We saw a couple of houses that had done that when we were house hunting, although usually to create a utility room.

Another vote for understairs, new door/ stud wall at base of stairs. When working door closed, family must use alternate route. When not working desk area understairs sliding door or similar to disguise and doors open returning coridor to coridor!

The under stairs area is very low so not enough room even to sit at a desk. We don't have proper access around the sides of the house to allow us to take the bikes round, otherwise I'd convert the garage. Our roof is too low to do a loft conversion (I did look into this). We could block off entrance to kitchen but that would be a pain for shopping etc. Or spit lounge in half. Arghhh

Do you use the utility room? Can anything from there be shifted into the garage (washing machine etc) so you could repurpose that?
