Hi all,
Need some advice from you. These are a few major issues came from the Home buyer report which are rated as 3 (means immediate action)

  1. Chimney needs damp proof course
  2. Roof coverings need to be changed
  3. Rendering in main walls

My questions are , should I ask the vendor about these or not ?Are there common findings from any survey ? should I negotiate ?
House is just over 300,000 ....not sure what to do ? plz help .. many thanks

Get quotes from builders and see how much the work would cost.

Is it urgent work which needs immediate attention or something which will need doing in the future?

It's certainly worth asking the vendors if they will consider these works in relation to the asking price. However they may not be willing to renegotiate.

Sorry just realised you said it was urgent. In that case yes I would try to renegotiate (unless the house has already been marketed to reflect this, i.e. Lower than other similar houses.)
