What happens if you withdraw property from market?

Decided that don't want to sell after all.

6 weeks in to 12 week contract with agent. I have looked through contract and can't see any penalty for withdrawing property, but if that is the case - what is the purpose of having a minimum contract, if there's no consequences to ending it early? Thanks

There's no penalty, just if you were to sell through another agent.

I think the minimum term is to stop you from going to another agent in that time. In general there's no consequence to withdrawing it from sale - they can't force you to sell your house!

No but they have incurred costs and wondered if I have to pay back?

Their fees are only due on exchange of contract. So unless they've found you a buyer who actually buys it, no fees are due.

If you say your circumstances have changed and you're no longer selling there won't be any outstanding balance.

Check the terms. Some of them say if you end contract you have to pay marketing costs

The agent will still keep an eye on who buys it - if someone they have introduced buys it, they'll probably chase after their fee through the courts

Thinking back to our sale last summer, I think our contract stated that we had to pay "costs" for the photographs / marketing material. From memory this was capped at £100.
