Cost of architects?

Wondered if anyone could give me a steer as to how much we should expect a firm of architects (small London, but not central London firm) to charge for a small extension project? Just the design and drawings rather than any project management. Would appreciate any thoughts!

It's going to be hard to give you a steer as it really depends on the project
I'm a Chartered architect in the NE and I am doing a few single storey extension projects at the moment and fees vary between £800 & £2400 but projects are vastly different (none include project management that's extra)

London will be more. Smaller firms/ sole practitioners will be cheaper due to overheads and smaller companies with lower turnover will be better in that they may save you 20%VAT. Make sure they are ARB registered if you want an architect & they are insured. You don't have to use an architect depends what you need if you know exactly what you want & it's fairly simple you may find an architectural technologist is better value. Whoever you pick check their qualifications, insurances & references.

I always have a free chat with potential clients and then quote for each individual project. I only take on clients I know I can work with as this is important on homes as it's more personal than commercial projects and therefore personalities count.

Thank you, wonkylegs. I suppose it is one of those "how long is a piece of string" type questions! It's a small double storey extension (to fit with PD guidelines), although it might be a bit complicated to build onto the existing roof if that makes sense?

Been quoted £10k plus VAT!

I work for an RIBA architect in the north, we focus mostly on new builds and modern extensions. Small project fees up to and including planning are around the 8-10k mark. We are higher on the design side but we are design and build so the fees are often swallowed up in the build process. It will depend on the project though. Hth
