Selling house - offers keep being withdrawn

We seem to be so unlucky. Getting a good number of viewings and have had three offers. First one got to 11 weeks down the line before she pulled out because we weren't willing to pay full costs of work she wanted done to the house which are not essential but we were willing to negotiate. She didn't like this so it went back on the market but we'd had a sense from her for weeks she wasn't that committed to the house. One guy offered this week which we accepted only for EA to call back an hour later and say he can't afford his mortgage as he hasn't got a job. Then yesterday another couple offer and we accept. this morning they withdraw their offer because they've decided that they don't want to pay more than £200k for a house in our area (despite there being nothing in our area at this price). Anyone else had such bad luck? Please tell me you got a serious buyer eventually.

I think you need to have a serious word with your EA. They shouldn't be wasting your time with people viewing who can't afford your house. When we sold we only had viewing from people who were able to proceed immediately either first time buyers with an agreed mortgage or people who had accepted on the property they had to sell.
Be tough with them and if they can't check out the viewers before hand change agents!

Thanks kittens. I asked EA why we're getting so many time wasters and she said they seem serious at the timeAngry. Two viewings booked this weekend but if nothing comes of those we'll be changing agents.

Like you we had a buyer wanting ridiculous amount of money off for non essential work so we put back on market 12 weeks into process. We did get another buyer and everything went through smoothly. Hold on in there x

We were not even allowed to view without having submitted a mortgage in principle to the estate agent (or being able to prove we had all the cash required). Can you ask the estate agent to make this a condition of people viewing?

I feel your aim, we had 3 buyers pull out before selling our flat!

2 were buy to let investigators who asked for a big price reduction a few days before we were due to complete, we refused.

One was an overseas cash buyer who made the offer then was never heard from again!

It happened to us 4 times!
One didn't like the parking on the road.
Two couldn't get a mortgage.
Three 'changed their mind'
Four didn't like the area.
Awful process this country has! We finally accepted and offer and a day later the original buyer came back with an offer again!? As though we'd accept it from her Hmm
Nearly up to completion now though 🙌🏼

Thanks everyone. Definitely going to have a firm conversation with the EA as to what vetting they are doing and why we are wasting our time with people who can't afford to buy our house. I know I just need to be patient but because we'd sold our house and it was all chugging along we put an offer in on a house which was accepted so I'm nervous we'll lose it because we really love it. They've been patient with us so far thankfully. The system in England really does need improved, having no certainty for months and months until you exchange is total crap. Pleased you're almost at the end unser - hope the rest of it goes smoothly.

Also, we lost the house we wanted through all this messing around after having our offer accepted twice on that one, when we look back now we're glad, We've now found something that fits us better when we didn't even know that's what we wanted, stay sane I fully believe in everything happens for a reason.
