Bloody solicitors

😖 We're supposed to be completing on the 3rd of July on our new home and both ourselves and our buyers are working to that date. With that in mind we had a suggested exchange date of Monday.

As a result we have organised for our kitchen to arrive and be fitted on the 23rs/24th so that it can be in when we move. DH starts his new job on the 10th.

The solicitor for the property we're buying is pants. She hasn't replied to questions, hasn't changed plans and hasn't set back documents we need. We have been told several times that things have been sent when they just haven't. This morning we've had to say that if things don't arrive today we'll have to consider pulling out of the sale.

Similarly the buyers lower down in the chain have only today said they can't get suggest a day for exchange even though it's 2.5 weeks until the supposed completion day. HELP. How do I not panic. They said they're going as quickly as possible and we've said that the solicitors need to speak to each other properly about where they are up to. 😕😕 We are top of the chain on that our new house is a new build.

Get the estate agents to intervene? Mine on both my side and the house I'm buying have been really useful. Don't forget they need their money and will push things for you. It's so so stressful, I've been sold since Jan and only found out last week my buyers have had their mortgage application rejected. Was supposed to complete by the end of June. I could weep.

Yeah I've been involving the estate agents too. That's who we told we would consider pulling out of the sale to.

Oh no! What's happening with yours now then?

I think fitting a kitchen in a house you don't yet own is a bad idea, unless you mean you're buying a turnkey and the kitchen is included.

Having worked previously as a conveyancing solicitor my absolute annoyance is when people agree completion dates in any way other than through the solicitors. Some things take a set amount of time, which is outside the control of the Solicitor, agreeing a completion date before your solicitor tells you too is daft.

Though i do appreciate the frustration of waiting and being in a chain. Given that the solicitor doesn't get paid until the work is done they have no reason to delay, they also have no reason to rush anything to do with houses when they risk being sued by their clients when something goes wrong

according to someone else on here, solicitors should not be chased and if they don't deign to answer emails or calls, you just have to wait. I would have been rapidly fired if I had treated paying customers like that, however busy I was.

in the real world - you can only talk to your solicitor, but the agent can talk to all and has the biggest commission. So get the agent to nag the badly organised ones.

The kitchen is due to be fitted between exchange and completion as we have a young family and need a kitchen. Obviously we'll have the property insured between these dates. After further updates people lower down in chain hope to be able to complete on 3rd as agreed but can't be sure.

The solicitors did all agree a completion date ...

Ha I disagree. By chasing they have now at least had a conversation. Unfortunately the estate agent says that they would never recommend this solicitor who prefers things to go at a leisurely post and by snail mail. Estate agents are nagging away

I've given them another try at getting it sorted (they are self employed) and have been reassured by their financial advisor it will be ok. Problem is that they may not get it then the entire thing falls through. 4 months they've had to sort it 😖
