What do you think of having 2 agents

Our house was sold up until last week when the people we were buying from pulled out. Our buyer wouldn't wait for us to find somewhere else.

We had been on with 2 agents because the first one hadn't got anywhere initially.

So now I am wondering if we should just use 1 or go back to both of them. Does it make much difference?

IMO joint/multi agency is a waste of money. Nearly all properties these days are featured on the likes of Rightmove,Zoopla and the likes.

The only advantage I see is if you are selling and buying through the same agent, thus making them work harder for you in order not to lose maximum commission.

If you are listed as on with two agents you look desperate IMO. Usually noticed as most people trawl through rightmove or similar. I imagine your house hard to sell and am out off as a buyer. Save your money and choose the agent that has the best collection of houses similar to yours.

Two agents won't make it sell quicker.. the price is what sells a house.

There is one house in my area that keeps changing agents. I wonder when they will realise it's the price?

I don't think desperate when I see the board or three in some cases around here.. I think stubborn seller that won't negotiate / accept their house isn't worth what they think it is.

(That is totally not meant as offensive just honest from where I see it as a current house hunter )

That's interesting. We had 3 full asking offers from the estate agent who got the sale for us. The other agent, who is mithering us to put it back on with them, got one 5k over asking price (We didn't accept as the person we accepted was cash) but got hardly any viewings which was how we ended up with 2 agents.

We don't want to look desperate so perhaps we'll stick with one. Neither is charging us more commission. I suppose I have been believing them when they say they have interested viewers!

We've had such bad luck with losing the house we were buying on exchange day I just want to maximise our chances of getting an offer accepted on something else.
