Taken a risk - last minute panic

We are buying a new build, just 3 properties being built and all to a very high spec. Our mortgage offer is in, solicitor generally happy with the contract and now just waiting on searches.

We've added another £xxk of extras onto the house all stuff that needed doing whilst it was at first/second fix. Predominantly electrics. We paid the sub contractor. Obviously if the purchase falls through, we've lost the lot. There's absolutely no question over our developer, they are the most genuine and fantastic people to work with, every tiny little thing we've asked for that could be resolved has been moved, changed and they are amazing. I could of course be wrong but that's not my worry.

Searches are due back in the next fortnight - I guess what I'm worried about is what could be on them that could scupper us. We know about development planned in the area - I did all that research myself.
They bought the plot 18 months ago so I guess anything scary would have been raised then?

Lie to me if needs be, I'm trying not to be emotionally attached but every time we go up there and it's taking shape into our dream home I'm getting more excited lol.

Have you spent time in the area, at the local pub, local shop? Checked planning permissions in the area? Asked the EAs. If youve done that sort of research on the area, I cant think realistically there is anything likely to come back thats going to effect value or your enjoyment.
