Potential house is rendered and on the back there are lots of hairline cracks (the shape of the bricks I presume are underneath). It's a newish build and obviously we'd have a survey but I think it's general weathering rather than structural issues. Do they just skim over like plastering or does is come off and be replaced? Do they paint it or is it that colour when it goes on? How much are repairs / re rendering? I know prices will be vague but I've absolutely no idea. It's a 4 bed detached home.

Any advice would be gratefully received.

It really depends on what needs doing. Sometimes it can be patch repaired, sometimes it needs to be completely redone. Some types of render are coloured when they go on and some need painting. If it's within the guarantee period it would be worth exploring whether the NHBC insurance will cover any repairs required. Ask your solicitor to check.

Sadly it's over 10 years - probably about 15 so out of that period.
