Newbie here !
I've had 2 estate agents value . One is 1% an independent that is stuck up his own arse. Next up fixed fee based on the total value. I'm waiting for the next, set fee one ( upfront nothing on completion) .
This is my first move ( living with mum and my 2 children ) so I'm a proper case of a dummies for moving book.
I'm moving from a bungalow selling my mums to get a house. Less outside more inside basically as on a big plot. It's more retirement age/gardens my market.
The first two estate agents are in a local shopping mall but obviously higher price. The next is in the village about a mile away. I'm concerned about foot fall . The ones in the shopping mall will generate more interest from the shop than in the village.
Now I'm not saying my mums generation can't use the internet but should I consider this a big factor . The one in the village just sold s bungalow not far from me. I just don't want to limit my target market. I will grill the village EA on how pro active they are not just depending on likes of right move.
Any advice ?

The vast majority of people look online. If there is evidence the EA successfully sells similar properties in the area that would be the key.
