Two weeks on the market, 5 viewings, what's wrong?

New to mumsnet but wondering if anyone could shed some light.

I am annoyed because the school checker has us outside the catchment for local amazing school, when in fact we are comfortably within it. Consequently all retired couples to date and whilst feedback very positive, being in a flat hasn't appealed apparently.

Should I be worried that no offers after a fortnight! It tends to fall off right move radar after about time I've been told?

Anything I can do?

Looks fab. What does your estate agent say the feedback from your 5 viewings has been other than 'very positive'? What stopped them from making an offer? I know TW is expensive but don't know how your flat stands up in the market compared to houses of a similar size. Perfect for downsizers tbh

Can't your agent add words, fairly prominently, on RM, to say you are catchment for the good school?

Can you get the estate agents to change the blurb so that it makes it clear that the distance quoted is within the catchment area?

Also, why is there a picture of a dingy garage with an apparently broken/abandoned baby buggy on the floor next to it? That's a bit odd.

You don't seem to have a photo of the master bedroom (unless it's the dodgy looking garage block).

Lovely flat. But it has a lot of doors in odd places (and you have to go through a bedroom to get to the bath, by the looks of things). In what way is a hall an 'internal study'? That just seems cheeky unless it is very easy to use as such (in which case show a picture).

(Goes off to turn my own storm porch into a study...)

It looks lovely but I would be put off by the bit referring to it as a 'wing' makes it sound like you are living in a bit of some other people's house.

You might also want to make it look more like it would accommodate more than two people - your table and two chairs looks tiny.

It also looks quite grown up so if I had young kids I'd be worried about whether it was going to be a problem with noise etc for the neighbours - maybe put a football on the lawn or something to loosen it up a bit?

Is it over-priced? You can get houses locally for not much more. Nice houses. With more bedrooms.

The picture of the manky garage needs taking off.

Its very nice. What is a similar house go for and what are the service charges. Why are you moving? Who will this appeal to?

I have a relative trying to sell a very posh house in the Oxshott area.

Its very nice but that area hasn't accepted that prices are flat or shock horror going down somewhat at present. Buyers are likely to be from London and those buyers are just getting used to lower London prices (about time tbh!). Until that happens nothing seems to be moving.

I agree about the garage picture. Ditch it!

the cloakroom listed in the description could be labelled on the floor plan, making it much clearer - otherwise it looks like the only bathrooms are in the bedrooms.

and no photo of master bedroom is a bit strange

As others have said, it's a huge amount of money for 2 beds (and I say that as someone who lives in London!), but if price were the problem I'd expect you not to get viewings.

As you are getting viewings, is really be pushing the EA for constructive feedback and suggestions...

Also notice that you brought it for £200k less 5 years ago. Fully understand the price increase. However my DS brought a few years before that and she is looking for £300k profit if that. We are talking just over £2m btw but it shows....

We moved last year and brought a new build. Its definitely not worth what we paid for it now but to us it doesn't matter, we are here to stay.

If we all knew when to sell/buy a house and when prices would drop/rise we would all be multi millionaires!

No photo of one of the bedrooms or the patio/garden. I'd be worried about the way that the land is shared and dealing with things like repairs. Presumably that would be clear through solicitors.

I don't think it makes a difference whether you refer to being in catchment of a great school. There are going to be very few people looking at a 2 bed flat for a family with young children. If you look at "similarly priced" properties locally, you can (seemingly) get much more for your money. Its beautiful and very nicely presented but I think it will only appeal to a limited market so will take longer to sell.

It's a lovely flat. But I did a search in Tunbridge wells in that price range and 3,4 and even 5 bedroom houses came up.

Why is the TV obscured by an open door? Why is the bookcase across the doorway? What's the random exterior door with a climbing plant for? Why no pictures of a bath or shower?

Very lovely flat. I can't really comment on the price.
I think the picture of the garage and the ramshackle door let it down a lot.

I agree with Moasty too. The tv stuck behind a door and the bookcase covering another door make me think it mustbe small.

The first photo of the kitchen diner makes it look narrow as the table is only for 2 but it looks wider in the photo later on. Could you move the dining table from your sitting room into that area to open up the sitting room a bit?
Highlight the school catchment and make it clear which outside space is yours.

Sorry delay.

Firstly, thanks for comments - I have read them carefully.

So, the school is one of the most ferociously difficult to get in outside of London. You have to be almost spitting distance. It's a big deal to get in. We have two children. Purchased when we had one. However maybe I need to accept the that we were an anomaly and not be so hung up about that aspect.

The estate agent said that one doesn't want to put all photos on right move... apparently they should be tasters. The master bedroom is beautiful but currently has a single child's bed in it (long story) so that's another reason.

Re price, I can't tell you how silly prices are around this area. I think it would be better on at £600k but agent said initially go for £625k.

Haly, is it not? That's useful to know. Another viewing tomorrow so fingers crossed!

Its expensive for what it is. The garage picture is bizarre and I can't believe your EA used it. Similarly the door that is "rustic" is odd and the open front door picture looks very contrived. I also dislike the one that shows the step from the kitchen area to the dining area. It makes it look cheap.
